Spicy Hill Villa is a spacious 5-bedroom private villa located in the exclusive San San area of Port Antonio, Jamaica, just a short walk from the famous Frenchman’s Cove Beach. Surrounded by lush tropical greenery and overlooking the beautiful Caribbean coastline, the property offers a peaceful setting where guests can enjoy privacy, nature, and the relaxed charm of Jamaica’s Portland parish.

The villa comfortably accommodates up to ten guests across five bedrooms, each with its own en-suite bathroom. Generous indoor and outdoor living spaces, landscaped gardens, and a poolside area create an inviting environment for relaxing, dining, and enjoying the views of the bay and surrounding hills.

Guests benefit from personalized service including a cook and housekeeper, as well as a fully equipped kitchen and comfortable living areas. With easy access to the Blue Lagoon, rivers, beaches, and local attractions, Spicy Hill Villa offers an ideal base for experiencing the natural beauty of Port Antonio.

  CONFIRMATION

  A deposit of fifty percent (50%) is required to confirm your reservation.
  Upon receipt of deposit will be sent the voucher with the declaration of payment received.

  PAYMENTS

  The deposit is payable by bank wire transfer.
  For deposit under US$1,000 is possible to use credit card and pay-pal.
  All transfers shall be made net of bank charges and exchange commissions.
  Rates are inclusive of tax and full staff services (including laundry services) but exclude our recommended 10% gratuity to the villas' staff.

  MEALS POLICY

  Meals are not included. You will organize your Breakfast, Lunch and Dinner daily with your staff according to your program and mood.

  Our professional Staff will cook and serve for you. As part of our services, we pre-stock the villa with the essential grocery for the first day or two. The staff will present a detailed bill for the shopping to be paid at the arrival.

  CANCELLATION POLICY

  Cancellations greater than 45 days of the check in date, there will be a full refund of the reservation deposit, (less a 15% handling fee).For cancellations within 45 days of the check in date, there will be no refund of the reservation deposit, unless the unit is re-rented, (less a 15% handling fee).

  
  If Villaswithclass cancels any booking at least 60 days prior to the commencement of the rental, the Customer shall be entitled to a refund of all amounts paid, but shall have no other claim whatsoever against Villaswithclass or the Proprietor.

  
  The Customer shall notify the Company immediately and in writing by fax or email if he wishes to cancel the booking and no such notification shall be effective unless and until actually received in writing by Villaswithclass.

  TRANSFERS

  Ground transportation from Kingston airport to the villa is also available at a cost,
  US$130 for 1/ 2 persons, US$180 for 4 persons, and it’s approximately a 2.5-hour drive with our very competent driver.

  TRAVEL INSURANCE

  We strongly recommend that you take out travel insurance. Travel insurance policies will typically cover you for cancellation changes, loss or damage to luggage, medical expenses, harm caused to other people and many other risks.

  
  All costs which are considered extra as stated in the House Rules, and any damage to furniture and fittings shall be reimbursed to the Proprietor in cash no later than the check out day.

  
  Villaswithclass accepts no liability to the Customer for any loss, damage or injury howsoever caused to the Customer or to the Customer's personal property, personal injury arising directly out of negligence or willful default in the performance of their obligations here under only being excepted from this disclaimer.
